The United States.

NEXUSSTATE LLC is incorporated in Florida, which serves as the corporate base of the platform. Florida combines a deep residential and small multifamily market, an established professional services ecosystem and a familiar operating environment for an international group.

Beyond that base, we analyse other U.S. markets on the merits of specific opportunities rather than committing to a geography in advance. A market enters the pipeline when we can underwrite it properly and execute in it reliably.

Population and employment trends, rent evolution, absorption and the depth of the buyer and tenant pool.

Rules on rental use, short-term rental, permitting and renovation that are knowable in advance and stable enough to plan around.

Availability of reliable contractors, property managers and professional advisers at a workable cost and lead time.

Pricing dispersion

A visible gap between tired stock and renovated comparables — the spread that a value-add plan is designed to capture.

Cost structure

Taxes, insurance, HOA and maintenance costs that the business plan can absorb under conservative assumptions.

Exit optionality

More than one credible route out: resale, refinance or long-term hold with sustainable cash flow.

International outlook

A long-term view, stated honestly.

The group's wider vision contemplates international real estate activity over time, with markets such as Indonesia and the United Arab Emirates under observation.

To be clear: those markets are part of a long-term outlook, not current operations. NEXUSSTATE LLC operates in the United States. Any expansion would follow only where it makes operational and documentary sense, and would be announced when it happens — not before.
