    Financial, legal, tax, technical and operational analysis before investing, including a costed renovation scope rather than an estimate.

    Acquisition or participation

    Direct purchase, participation in projects, or structures alongside local partners and providers where that is the more efficient route.

    Value-add execution

    Renovation, design, equipment, furnishing, layout optimisation, photography, listing and commercial positioning of the asset.

    Operations

    Coordination of property managers, contractors, designers, operators, attorneys, CPAs and specialised providers against a defined scope and budget.

    Revenue management and reporting

    Tracking of occupancy, pricing, costs, profitability and cash flow, with periodic reporting to the group and, where applicable, to project partners.

    Hold or exit strategy

    Retain the optimised asset, refinance, sell, rent or reposition, according to the plan defined for that project and the conditions at the time.

Sourcing, analysis and asset management are supported by internal tooling rather than spreadsheets alone: opportunity pipelines, underwriting models, renovation budget tracking, document management and reporting.

A CRM supports relationships with brokers, providers and project partners, and keeps the record of who introduced what, and on what terms.

The purpose is straightforward: decisions that can be reconstructed later, and numbers that can be checked against source documents.
